Now that you’ve reserved your property, concluded your contract with Scotia and chosen your bespoke options (if these were available on your selected property), it’s time to think about the practicalities of moving house.
Moving can feel daunting - so give yourself plenty of time to make all the necessary arrangements and you might be surprised at how painless it can be. To help you along, we’ve come up with some tips and essential checklists.
You'll be notified of an anticipated handover date so you can finalise arrangements for payments and moving. It is unlikely, though unfortunately not impossible, that the date should change at this point.
You will receive a letter providing initial details about the next few weeks and Handover Day. We recommend you read this letter in detail.
A final invoice will be sent to you and your solicitor between 7 and 14 days before Handover. This invoice will detail the full purchase price of the property, including any Options or Extras you previously selected.
The statement will show the amount payable to Scotia Homes, less any payments that have been made to date.
Top Tip: If required, book an electrician, gas installer and plumber to disconnect appliances at your old address and refit them at your new address.
Complete your change of address notifications and arrange for Royal Mail to redirect your mail for up to 12 months.
Book an engineer to come and connect the telephone line at your new home.
Once the construction of your property is complete, your Sales Advisor will arrange a New Home Introduction for you. This is an opportunity to take any necessary measurements and help you plan the arrangement of your furniture and belongings.
Your Sales Advisor will also demonstrate how your heating and electrical systems work to ensure that you feel confident operating them. We will also point out locations of services and any other selected bespoke components of your property.
Top Tip: Confirm your moving arrangements with the removal firm or van hire company, and contact your Sales Advisor to ensure any special removal or delivery arrangements can be accommodated. Please note that nothing can be moved in until Date of Entry.
It's the day you've been waiting for! The balance of all monies is due to Scotia Homes and must be paid by electronic transfer on the date of Handover. Once our solicitors have received confirmation of payment, the purchase of your property is complete and the keys to your new home will be handed over to you - congratulations!
Your Sales Advisor will take final meter readings and will note these on your Handover Certificate, a copy of which will be provided to you.
Top Tip: Remember and make a note of your final gas, water and electricity meter readings at your old address before you leave.
Check all storage spaces and lock all windows and doors.
Leave all keys with the estate agent for the new owner.
